In Flagler Beach, the main new home communities are Veranda Bay, Reserve East and Beach Park Village. Can I buy a lot and build a home in Flagler Beach or Palm Coast?

Yes. You can buy a home-lot package, where the lot and builder come together, or build on a lot you already own. Before you buy land, check the zoning, flood zone, required elevation, and water and sewer availability. See our home-lot packages.

Do I need a Realtor to buy new construction in Palm Coast or Flagler Beach?

You don't have to, but you should. The builder's sales rep works for the builder. In most new construction purchases the builder pays the buyer's agent fee, and most builders require your agent to be registered on your first visit, so contact us before you tour a model home. Read the full answer.

How much do homes cost in Flagler County?

Prices depend on location and home type. Inland Palm Coast and Bunnell have the most affordable single-family homes, condos and townhomes offer a lower entry point, and oceanfront homes on the barrier island sit at the top of the market. Production new construction in Palm Coast is one of the more affordable ways to buy a new home on this stretch of coast. Are there 55+ communities near Flagler Beach?

Yes. Matanzas Cove in Palm Coast is a 55+ community by SeaGate Homes, and Sawmill Branch includes an active adult section by D.R. Horton. Is Palm Coast a good place to buy a house?

For many buyers, yes. Flagler County is one of the more affordable coastal counties in Florida, and Palm Coast gives you more space for the money, about 70 miles of canals, quick I-95 access, and most of the county's new construction. Is it cheaper to buy or build a home in Palm Coast?

It depends on what you want. Older resale homes in Palm Coast's inland sections are usually the lowest-priced option but often need updates. New construction comes with a builder warranty, modern systems and lower early maintenance, and builders often offer incentives. What are the pros and cons of living in Flagler Beach?

Pros: a small, walkable beach town with about 5,400 residents, no high-rise condos on the beach, a fishing pier, surf breaks, and locally owned shops and restaurants. Cons: limited shopping and nightlife, the nearest full-service hospitals are 30 to 40 minutes away in St. Augustine and Daytona Beach, and homeowners insurance costs more near the ocean. How much is homeowners and flood insurance in Flagler Beach?

Budget about $2,000 to $4,000 a year for homeowners insurance on a typical Flagler Beach home. Oceanfront homes, older construction or an aging roof can push that to $7,000 to $8,000. Flood insurance is a separate policy, usually $800 to $2,500 a year, and it's required for financed homes in a designated flood zone. Get quotes before you go under contract. Where can I find affordable beachfront property near Flagler Beach?

Look at Beverly Beach, the one-mile town just north of Flagler Beach on A1A between the ocean and the Intracoastal. It's one of the most affordable oceanfront towns in the area, and only a small number of homes are for sale at any time. New communities like Sandy Toes Bungalows are just starting to arrive.
